Tight voids, fast programme.

Five trades, 300mm void. Design and construction in parallel. We resolve the void once and release packages as construction catches up.

Resolve the void once. Release packages as construction catches up

Three things to resolve before the fast-track programme runs ahead of you.

The tight void, resolved once

Services packed into shallow ceiling voids and coordinated before site.

Many plots, one model

Repeated plots and shared infrastructure coordinated together: a change on one can't break the next.

Packages released to programme

Compliance validated in 3D and packages released as construction catches up.

From groundworks to fit-out

Three stages. Click any to expand the deliverables and BIM requirements at that stage.

Clash-free design ready for fast-track release. MEP packed into shallow voids resolved zone-by-zone. Repeating units coordinated through a master model with linked plots. Compliance extracted from verified 3D data before planning submission.

Key processes

Clash detection in shallow voids

MEP services in tight ceiling voids resolved zone-by-zone. Duct, cable tray, and pipework conflicts eliminated before installation.

Master model with linked plots

Repeating units coordinated through a single master. Design changes propagate automatically across all plots. No duplicated work.

Compliance checks before submission

Area schedules, fire strategy, and accessibility extracted from the model. Planning and building control submissions backed by verified 3D data.

Deliverables

  • Federated design models (LOD 300)
  • Multi-plot master model with linked units
  • Ceiling void clash detection reports
  • Area schedules and compliance validation
  • Trade-ready tender drawings

BIM requirements

BEP for multi-plot delivery

BIM Execution Plan structured for repeating unit types and phased release. Fast-track procurement defined from the start.

LOD framework per phase

Level of Development defined per plot, per phase. Groundworks issued at LOD 300 before fit-out reaches LOD 200.

Information exchange

IFC 4.0 validated through Solibri before CDE data drops. Naming via Uniclass 2015 with plot and phase extensions.

Coordinated packages that eliminate site rework. Groundworks, frame, and envelope issued for construction while fit-out design continues. Subcontractor models federated against the master. No surprises on site.

Key processes

Early package release

Groundworks, frame, and envelope issued for construction while fit-out design continues. Your contractor starts on schedule without waiting.

Trade coordination in confined spaces

Multiple trades sequenced and clash-detected in tight ceiling voids and floor penetrations. Conflicts resolved before installation.

Subcontractor models federated

Mechanical, electrical, and structural subcontractor models coordinated against the master. No surprises on site.

Deliverables

  • Early-release groundworks, frame, and envelope packages
  • Clash detection reports per services zone
  • Trade-specific shop drawing sets
  • Subcontractor coordination models (MEP, structural)
  • Fire strategy and compliance coordination

BIM requirements

Clash cycle

Weekly federation reviews per services zone with issues tracked in BIM Track to closure.

Phased CDE

Common Data Environment with early-release workflows. Groundworks, frame, and envelope flow out while fit-out continues in.

4D programme link

Model objects mapped to construction programme. Block-by-block sequencing visualised before parallel work starts.

Data-driven handover so FM is ready on day one. As-built models verified against installation. COBie populated during construction, not after. Facilities team inherits documented, validated building information.

Key processes

As-built validation

Models verified against installed conditions. All MEP zones, unit finishes, and compliance items checked against site reality.

Asset data per unit type

COBie data populated during construction, not after. Maintenance schedules and O&M manuals built progressively. Handover is validation, not scramble.

FM-ready transfer

Facilities management team receives coordinated asset data, maintenance plans, and equipment schedules. Your building is documented the day it operates.

Deliverables

  • As-built models verified against installation
  • COBie asset data populated per unit type
  • Maintenance schedules and equipment lists
  • O&M manual coordination
  • FM-ready handover package

BIM requirements

COBie validation

Asset data audited per unit type against the EIR's information requirement schedule.

IFC final drop

IFC 4.0 federation deposited in CDE with EIR sign-off attached.

FM system handshake

Asset data mapped to client CAFM / EAM schema before transfer.
