The Problem

Designing against assumptions, not measurements

Existing-conditions data missing or wrong

The drawings are decades old. The dimensions don't match the building. Walls have moved, levels have shifted, services have been re-routed. Designs based on assumed geometry fail the moment construction starts.

Renovation becomes a guessing game

Retrofit work proceeds without verified geometry. Clashes get discovered on site, change orders pile up, and the contractor absorbs the risk because nobody owns existing-conditions truth. BIM was never set up for the existing asset.

Handover docs disappeared

Construction-phase documentation is incomplete or lost: the post-COVID Al Badia pattern. Operations inherits an asset with no usable record model, no AIM, no FM data. The owner pays twice: once for construction, again to reconstruct what handover should have produced.

How scan-to-BIM works

From point cloud to verified record

Laser scan and drone capture turned into accurate BIM models. ±5–10mm verified geometry, registered against survey control points, modelled to LOD 500.
