Master plan modelling and terrain

Site-wide massing, plot phasing, road hierarchy, and public realm zones developed from design brief with topographic survey imported and proposed grading surfaces modelled with cut/fill analysis, so every landscape element is spatially coordinated.

Hard and soft landscape design

Paving materials, kerb types, step profiles, ramp gradients, planting beds, tree pits, root barriers, and irrigation routes modelled with species schedules, soil volumes, and DDA compliance verified per zone.

Multi-discipline coordination

Landscape surfaces and furniture shared as linked references with civil drainage, architectural ground floor, and MEP external services at each design gate.

BIM Requirements

Master Plan & Terrain

Plot areas, phasing dependencies, and surfaces modelled to 50mm vertical accuracy. Cut/fill volumes calculated per stage gate.

Planting Specification

Zones tagged with species mix, planting density, soil specification, root barriers, and maintenance regimes per spec.

DDA Compliance

Routes verified for gradient compliance (max 1:20), tactile paving, step-free access, and rest area spacing per BS 8300.

Construction-ready landscape models with setting-out data, material schedules, and installation sequencing, enabling accurate hard and soft landscape delivery coordinated with civil infrastructure and building completion phasing.

Key Processes

LOD 400 model development and setting-out

Paving units, kerb profiles, edging details, sub-base build-ups, and tree pit structural details modelled with joint patterns, drainage channel positions, and root barrier systems resolved, so contractors have fabrication-ready models.

Material scheduling and phasing

All hard landscape features dimensioned from survey control with level datums, fall directions, and top-of-paving levels coordinated against building FFL and drainage, soft landscape works sequenced against building completion with protection measures for early-planted areas.

Installation sequencing and adoption prep

Landscape works phased against road adoption and utility connection programme, with material quantities automatically extracted per zone for procurement packages.

BIM Requirements

Setout & Materials

Hard features set out to +/-10mm. Quantities extracted: paving areas, kerb lengths, topsoil volumes, plantings per zone.

Seasonal Coordination

Planting windows identified per species. Bare root, container, and semi-mature seasons coordinated with construction programme.

Adoption Standards

Landscape elements designed to local authority standards. Street trees, highway planting, furniture, and equipment per adoption agreement.

As-built landscape model verified against installed conditions, populated with maintenance schedules, establishment periods, and asset data for estate management and public realm adoption.

As-built verification and maintenance scheduling

Landscape model updated from contractor records, planting certificates, and as-built survey to reflect installed paving, levels, furniture positions, and planted species, with mowing regimes, pruning cycles, and irrigation schedules embedded per zone.

Establishment monitoring and adoption prep

Defects liability and establishment period requirements documented with inspection dates, replacement thresholds, and sign-off criteria per planting zone, public realm elements documented per adopting authority requirements.

Asset tagging and handover

All street furniture, play equipment, external lighting, and irrigation components tagged with manufacturer, installation date, warranty expiry, and replacement specification for estate management use.
