Federated BIM model, mixed-use development

Systematized BIM services in Abu Dhabi.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Your clients in Abu Dhabi review deliverables line by line. JES issues files built for that review.

Government and cultural clients in the capital check BIM deliverables in detail, against the EIR, before they accept them. JES delivered coordination packages on the Zayed National Museum with Voltas. The same gate sits on every file we issue, whatever the project.

Every BIM capability, to an institutional standard

Eight capabilities behind one QA gate, covering the full BIM scope an Abu Dhabi programme procures.

  • 3D BIM modelling

Multidiscipline Revit and Navisworks production, coordinated to the documentation standard cultural and federal projects specify.

  • Revit family creation

Parametric families authored to your LOD specification, consistent from the first component library to the last.

  • 4D, 5D and 6D simulation

Time and cost loaded onto the model, with simulation that lets your project team test the sequence before committing to it.

  • Shop drawings & detailing

Trade shop drawings detailed from the federated model, with clashes settled before fabrication, not after installation.

  • Scan to BIM

Point-cloud surveys converted into accurate as-built models for retrofit and refurbishment work across existing assets.

  • CAD to BIM conversion

Archive 2D documentation rebuilt as coordinated 3D models, giving older Abu Dhabi assets a current digital record.

  • BIM for facility management

Asset registers and space data structured to your CAFM platform, so operations inherits a working dataset at handover.

  • Quantity take-off & BOQ

Quantities extracted from the live model and reconciled to the BOQ, keeping estimates and variations on one basis.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Skip the gate and the failure modes are predictable: rejected submissions, drawing revisions that ripple through every trade, audit findings against your ISO 19650 obligations and handover data the operator sends back. Every JES file carries a named author, checker and approver, so you can put the evidence in front of your client and your insurer.

Common questions about BIM in Abu Dhabi

Both. JES is a BIM services company in Abu Dhabi that produces the coordinated models and drawings and governs the information standards behind them. We author the BEP, run the CDE and sign every file through a named Author-Checker-Approver gate, so a government or cultural client reviewing your deliverable against the EIR finds production and governance carrying one accountable name rather than a consultancy pointing at a separate drafting shop.

Yes. We embed as a dedicated, outsourced BIM team under one delivery lead who owns your programme and sits in your coordination meetings, backed by a 260-person floor. On the Zayed National Museum we delivered coordination packages with Voltas to exactly that review standard, and the same gate sits on every file we issue, so you add a full BIM department sized to the project without a permanent hire in the capital.

Yes. Our BIM consultants embed in your delivery and hold it to ISO 19650, setting the EIR response, the BEP and the LOD schedule at the start and checking every package against them before issue. One named lead stays accountable across the programme, so when an Abu Dhabi client reviews a submission line by line, the coordination and the compliance evidence are already built into the file they open.

Yes. We laser-scan the existing asset, register the point cloud and model it into a scan-verified record model that documents what stands on site, not what the design intended. Deviations surface while they can still be corrected, and that verified base becomes the model every discipline coordinates against, which matters most on the heritage-sensitive and institutional work the capital runs.

We coordinate architectural, structural and MEP on one federated model, reconciling the disciplines through regular clash cycles before a package reaches your Abu Dhabi site. Each model is authored, checked and approved against your BEP and issued to construction tolerance. What your contractor receives has already been built once in the model and cleared across trades.

Cost follows scope, the disciplines involved, the LOD you need and the length of the programme, so a cultural building carries more than a commercial fit-out. We scope each engagement to the work rather than quoting a flat rate. The zero-cost pilot on one package lets your reviewers judge our coordination and QA on a real deliverable before any budget is committed.
