BIM Requirements

Naming Convention

All elements follow project naming standard per BEP. Uniclass 2015 classification applied to every family type.

QA & LOD Verification

LOD 200 at concept, LOD 300 at developed design. Automated QA at Stage 2/3 gates. Geometry, parameters, and clash status verified per element.

Information Exchange

IFC 4.0 exports validated through Solibri before each data drop to the CDE.

LOD 400 models with manufacturer-specific detail. Facade packages, clash resolution, and construction-issue documentation, coordinated across every discipline so nothing gets resolved on site that should have been resolved in the model.

Curtain walls, cladding, and weatherproofing detailed and clash-resolved, so your envelope package is construction-ready as a single coordinated set.

Bi-weekly clash detection

Architecture versus structure and MEP at 0mm hard, 25-50mm soft tolerance. Every clash categorised, assigned, and tracked to closure.

4D construction sequencing

Model linked to the construction programme for phased handover, so your site team knows exactly what's coming and when.

BIM Requirements

Clash & Coordination

Hard clashes 0mm, soft clashes 25-50mm. Weekly model updates to CDE per coordination schedule. All resolved before release to site.

Data Embedding

Fire ratings, acoustic ratings, thermal performance values, and manufacturer references embedded in every architectural element.

Drawing Extraction

All construction drawings extracted directly from model. No detached 2D drafting. Sheet sets, revisions, and title blocks model-linked.

Verified LOD 500 model with asset tags, COBie data sheets, and FM-ready exports. Your facilities team inherits a model that's accurate, complete, and ready to plug into their CAFM system.

As-built verification

Model checked against red-line markups and site surveys, so what's in the model matches what's on the floor.

COBie population

Asset tags, serial numbers, warranty dates, and maintenance intervals embedded per element. Your FM team gets structured data, not a PDF to re-enter.

Model strip-down

Construction-stage detail removed, FM-relevant data retained. The handover model is clean and sized for operations, not a bloated construction file.
