02 Construction Phase +

03 Operations Phase +

As-built models reconciled against site scans, COBie-structured asset registers and FM-ready data drops. Operations inherits a model they can actually use.

LiDAR scan-to-BIM verification against the construction model. Deviations logged, record model signed off.

Asset data population

COBie parameters populated against the client's FM system, not generic. Tested against their CAFM before handover.

FM handover workshops

Sessions with the operations team to walk the model, the data and the upload path into their system.

Common questions about BIM delivery

Whatever your BEP specifies, stage by stage. We model to LOD 200 at schematic, LOD 300 at design development, LOD 350 for multidiscipline construction coordination, LOD 400 for fabrication-level detail, and LOD 500 for the as-built record. LOD is read against the LOIN in your EIR, so geometry and information both meet the requirement, not just the picture.

Revit is our primary authoring tool, and most of our 3D modelling and Revit modelling work runs there. We also work in Navisworks and Solibri for federation and clash review, and Synchro where a programme needs 4D. If your coordination runs on a different toolset, we align to your CDE and exchange formats rather than force ours on you.

Yes. We audit the model you have against your BEP first, log what is compliant and what is not, then continue production from a clean baseline. Where the record needs verifying against site, we bring in scan-to-BIM so the model matches what is actually built.

Both. We are a BIM modelling company that produces the models and drawings, and we govern the standard around them to ISO 19650, so you get the production and the compliance from one team. In markets that use the US spelling, that is the same BIM modeling service, delivered from our studio and an hour from any Dubai site.
