Service · BIM Delivery

Your models and drawings, on schedule.

Design drawings, shop drawings and coordination models, produced to your BEP and delivered to your programme. Your design team stays on their own work, not on managing ours.

The Problem

BIM production that needs managing is BIM production that isn't working

Capacity gaps at the wrong time

You need modellers when the project peaks. Hiring takes months. By the time you are resourced, the programme has moved and the deadline has not.

Every new team resets your baseline

Different standards, templates, output quality. Senior staff spend more time onboarding the new team than progressing the work they were hired to do.

Deliverables arrive late or incomplete

Models do not coordinate. Drawings do not match. Your PM turns into a BIM manager, chasing submissions instead of running the project.

How we deliver

Four phases. Four gates. No surprises

BIM delivery runs through four phases. Each one has defined inputs, defined outputs, and a quality gate before anything moves forward. The system holds the standard, so engineer 1 delivers the same output as engineer 260.

  1. 01
    BIM Execution Strategy

    Project Setup

Information requirements, modelling standards and CDE workflows defined before production starts. The Responsibility Matrix is signed by both parties, so your governance is built in from day one.

Output Signed BEP · EIR · Responsibility Matrix
  2. 02
    Discipline Models

    Model Production

Models produced to your agreed LOIN across architecture, structure, MEP and every other discipline in scope. Your design team stays on design, not on chasing model updates.

Output Discipline models · LOIN compliance report
  3. 03
    Federated Coordination

    Coordination

Clash detection and design validation across every discipline in the federated model. Conflicts resolve in the model, not on site.

Output Federated model · clash register · resolutions log
  4. 04
    Structured Outputs

    Information Delivery

Coordinated documentation issued at defined milestones to your CDE. Every deliverable passes an Author-Checker-Approver gate before it reaches you.

Output Drawings · models · schedules · exchange records
Quality gate Every phase, every deliverable. ISO 19650-2 · Clause 5.6
Author
Engineer produces
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Checker
Senior reviews against BEP
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Approver
BIM manager signs off
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
What we deliver

From schematic to as-built. One team.

01 Design Phase +

Models, plans, sections and elevations from schematic through IFC. Coordinated against structure and MEP at every stage gate, so your documentation is design-verified before it leaves the office.

Key Processes
Model setup from BEP

Grids, levels, worksets and shared coordinates established from your BEP, so every discipline works from the same baseline.

Federated reviews at each stage

Multi-discipline clash detection at every stage gate, so conflicts are resolved in the model, not on site.

Design freeze protocol

Snapshots, revision tracking and formal sign-off before stage progression.

Deliverables
  • Schematic design models (LOD 200)
  • Design development models (LOD 300)
  • GA plans, sections & elevations
  • Detail sheets & wall sections
  • Tender drawing packages
BIM Requirements
Naming Convention

Uniclass 2015 applied to every family type.

QA & LOD Verification

LOD 200 at concept, 300 at developed. Automated QA at Stage 2/3 gates.

Information Exchange

IFC 4.0 validated through Solibri before CDE data drops.

02 Construction Phase +

Issue-for-construction models, RFIs closed inside the federated environment and trade coordination on live site packages. The model stays live on site, not archived after tender.

Key Processes
IFC model lockdown

Issue-for-construction models locked, revision-controlled and distributed through the CDE with signed data drops.

Trade coordination

Weekly clash sessions with MEP subcontractors. Resolutions tracked in BIM 360 Issues, closed against model geometry.

Site RFI loop

Site RFIs answered inside the federated model. Drawings update from the same source, no parallel revisions.

Deliverables
  • Construction models (LOD 350)
  • Issue-for-construction drawings
  • Clash resolution reports
  • Fabrication-ready details
  • Weekly coordination minutes
BIM Requirements
Model Governance

Change-control log maintained. Every revision tied to an RFI or instruction.

Clash Tolerances

Hard clashes zero. Soft clashes resolved before each data drop. Reports signed off per package.

Information Exchange

BCF 2.1 for issue tracking. IFC 4.0 signed drops at each construction milestone.

03 Operations Phase +

As-built models reconciled against site scans, COBie-structured asset registers and FM-ready data drops. Operations inherits a model they can actually use.

Key Processes
Record model reconciliation

LiDAR scan-to-BIM verification against the construction model. Deviations logged, record model signed off.

Asset data population

COBie parameters populated against the client's FM system, not generic. Tested against their CAFM before handover.

FM handover workshops

Sessions with the operations team to walk the model, the data and the upload path into their system.

Deliverables
  • Record model (LOD 500)
  • COBie asset registers
  • Point cloud & deviation reports
  • O&M manuals linked to assets
  • FM system data import
BIM Requirements
LOD 500 Verification

Geometry verified against scan within tolerance. Every asset has a unique ID mapped to the FM register.

COBie Compliance

COBie 2.4 structure per ISO 19650-3. Mandatory fields complete, validated pre-handover.

Information Exchange

COBie + IFC + native delivered. CAFM import tested against the client system, not in a vacuum.

How BIM delivery
actually runs

  • 01

A UAE PM owns your programme

Onsite, accountable, one name on the contract. Available in your meetings, your time zone, your site walks.

  • 02

A 260-person studio delivers the work

Scaled to your programme, ramped up and down as packages move. You pay for capacity, not for a bench.

  • 03

ISO 19650 is baked in, not bolted on

Author-Checker-Approver on every deliverable. EIR, BEP and CDE governed from project setup through handover.
