Federated BIM model, mixed-use development

Systematized BIM services in Kuala Lumpur.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Kuala Lumpur's towers and rail lines compete for the same modellers. JES adds delivered capacity.

Commercial towers, mixed-use podiums and rail packages all draw on the same pool of experienced modellers. JES adds a full production floor with no local hire to make, working hours that overlap your afternoon and continue after it.

Every capability, across towers and transit

Eight capabilities from one supplier, so a Kuala Lumpur programme runs on one standard instead of five vendors.

  • 3D BIM modelling

Revit production across architecture, structure and MEP, consistent from retail podium levels to tower plant floors.

  • Revit family creation

Custom Revit families to your library and LOD spec, from curtain wall modules to chilled-water plant.

  • 4D, 5D and 6D simulation

4D tower-cycle and transit sequencing with 5D cost loading, and 6D data where the employer requires it.

  • Shop drawings & detailing

Shop drawings coordinated against the federated model before issue, ready for fabricators on programme.

  • Scan to BIM

Point clouds processed into accurate existing-condition models for refurbishment across the city's older stock.

  • CAD to BIM conversion

Legacy 2D archives rebuilt as coordinated models, so established buildings join the portfolio's single standard.

  • BIM for facility management

Handover data structured for CAFM, so the operator opens a working model on day one of occupancy.

  • Quantity take-off & BOQ

Model-based take-offs mapped to your cost codes, holding one quantity set across towers and packages.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Drop that gate and tower packages slip, services clash in transfer levels, and handover data lags years behind completion. On a programme running towers and transit together, those failures multiply. Every JES file passes Author-Checker-Approver review before issue.

Delivered on metro lines and towers

Metro MEP coordination on the Dubai Metro Blue Line, resort towers and waterfront programmes including Marsa Al Arab, all delivered to ISO 19650.

Common questions about BIM in Kuala Lumpur

Both. We produce the models and drawings, and we govern the BEP, CDE and the Author-Checker-Approver gate on one programme. A single delivery lead owns both, so you are not appointing a consultancy to advise and a shop to draw. One ISO 19650 standard holds across every package, tower core or station box alike.

Yes. A named lead runs your work as an outsourced BIM team with no local hire to make, backed by 260+ engineers whose hours overlap your afternoon and continue after it. Capacity scales with the pipeline, so tower and rail work no longer competes for the same scarce modellers and nothing lands on your payroll.

Yes. Our BIM consultants embed in your delivery, author the BEP and hold the work to ISO 19650 across consultants, contractors and packages. One named lead stays accountable across the programme, with hours that overlap your afternoon and continue after it, so a query gets a same-day answer across the four-hour gap.

Yes. We run laser scan to registered point cloud to a coordinated record model for the refurbishment work across the city's older stock. Every discipline coordinates against that verified base, so fast-moving work keeps a current record set instead of drifting from the building actually standing on site.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles. We coordinate vertical sites and transit works, checked and approved against the BEP, clash-resolved in the model before crews mobilise, so services never clash in transfer levels once forming begins.

Cost follows scope, disciplines, the LOD you set and programme length, so we scope each engagement to the work rather than a flat day rate. A rail package carries far more than a single mixed-use podium. A zero-cost pilot on one package is the risk-free way to see the output and QA first.
