Federated BIM model, mixed-use development

Systematized BIM services in Malaysia.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Malaysia's BIM mandates now reach most public works. JES supplies the production capacity.

Public-sector BIM requirements keep widening while experienced production teams stay scarce. JES delivers a 260+ engineer floor at a cost base aligned to the region, with a Dubai working day that overlaps your afternoon for same-day answers.

The full BIM scope, one regional supplier

Eight capabilities from a single supplier, so a Malaysian programme gets depth without multiplying vendors.

  • 3D BIM modelling

Revit and Civil 3D production across architecture, structure and MEP, one standard across commercial, institutional and infrastructure packages.

  • Revit family creation

Custom Revit families to your template and LOD requirement, from joinery profiles to switchrooms.

  • 4D, 5D and 6D simulation

4D sequencing and 5D cost loading on the model, with 6D data where the employer's requirements call for it.

  • Shop drawings & detailing

Shop drawings coordinated against the federated model before issue, fit for fabrication first time.

  • Scan to BIM

Point clouds processed into dependable existing-condition models for retrofit and upgrade works.

  • CAD to BIM conversion

Legacy 2D drawings rebuilt as coordinated 3D models, giving established assets a single source of truth.

  • BIM for facility management

COBie-structured asset data at handover, prepared for the CAFM platform the operator runs.

  • Quantity take-off & BOQ

Model-based quantity take-off aligned to your cost plan, consistent from first estimate to final account.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Without a working gate, mandate compliance becomes paperwork rather than practice, coordination errors reach site, and handover data arrives unusable. Those failures cost more than the BIM scope ever did. JES files carry a named Author-Checker-Approver trail instead.

Delivered across the wider region

Metro packages, airport programmes and urban developments across the Gulf, including Rua Al Madinah in Saudi Arabia, all handed over to ISO 19650.

Common questions about BIM in Malaysia

Both. We produce the models and documentation, and we govern the BEP, CDE and the Author-Checker-Approver gate on one programme. A single delivery lead owns both, so you are not appointing a consultancy to advise and a shop to draw. One ISO 19650 standard meets the mandate requirements as the baseline across every package.

Yes. A named lead runs your work as an outsourced BIM team at a cost base aligned to the region, backed by 260+ engineers whose day overlaps your afternoon. Capacity scales with the backlog, so widening public-sector requirements no longer outrun scarce local teams and nothing lands on your payroll between projects.

Yes. Our BIM consultants embed in your delivery, author the BEP and hold the work to ISO 19650, so the EIR and BEP govern the project rather than sitting in the appendix. One named lead stays accountable across the programme, with a working day overlapping your afternoon for same-day answers on mandate compliance.

Yes. We run laser scan to registered point cloud to a coordinated record model for the retrofit and upgrade works across existing stock. Every discipline coordinates against that verified base, so the record set matches what was actually built rather than the drawings a facility was first documented from.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles. We coordinate multi-trade packages, checked and approved against the BEP, resolved in the model before site mobilisation and sequenced to your trade structure, so mandate compliance stays practice rather than paperwork.

Cost follows scope, disciplines, the LOD you set and programme length, so we scope each engagement to the work rather than a flat day rate. A widening public package carries far more than a single commercial scope. A zero-cost pilot on one package is the risk-free way to see the output and QA first.
