Federated BIM model, mixed-use development

Systematized BIM services in Japan.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Japanese practices hold documentation to exact conventions. JES produces to yours.

An ageing technical workforce is carrying more drawings with fewer hands, and outsourcing only works if the work returns at the standard it left. Every JES deliverable is produced, checked and approved by named engineers before issue. Drawings follow your annotation logic, your numbering and your tolerances.

Every capability, to your conventions

Eight services from one floor, matched to your templates and your component library.

  • 3D BIM modelling

Revit production across architecture, structure and MEP, with your graphic and annotation standards reproduced exactly.

  • Revit family creation

Custom Revit families built to your component logic and LOD, from joinery details to plant assemblies.

  • 4D, 5D and 6D simulation

4D sequencing and 5D cost loading on the model, with performance data prepared where the project requires it.

  • Shop drawings & detailing

Shop drawings coordinated against the federated model and finished to fabrication tolerance before issue.

  • Scan to BIM

Point clouds processed into precise existing-condition models for renewal work across ageing building stock.

  • CAD to BIM conversion

Decades of 2D drawings rebuilt as coordinated models without losing the intelligence embedded in the originals.

  • BIM for facility management

Asset data structured to COBie at handover, ordered so the operations team finds what it needs first time.

  • Quantity take-off & BOQ

Model-based quantity take-off aligned to your cost framework, with numbers that reconcile on recheck.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Absent that gate, conventions drift between packages, errors pass into fabrication, and the record set loses its integrity. In a market built on documentation discipline, those failures are hard to recover from. JES checks and signs every file before issue.

Delivered with the documentation intact

Museum structures, resort programmes and metro packages across the Gulf, including Six Senses Red Sea work in Saudi Arabia, delivered to ISO 19650.

Common questions about BIM in Japan

Both. We produce the models and documentation, and we govern the BEP, CDE and the Author-Checker-Approver gate on one programme. A single delivery lead owns both, so you are not appointing a consultancy to advise and a shop to draw. Nothing leaves the floor unchecked, and one standard holds from cover sheet to final detail.

Yes. A named lead runs your work as an outsourced BIM team backed by 260+ engineers, returning the work at the standard it left. Drawings follow your annotation logic, numbering and tolerances, and capacity scales with the programme, so an ageing workforce carries the drawing load without losing precision or adding a permanent bench.

Yes. Our BIM consultants embed in your delivery, author the BEP and produce, check and approve by named engineers following your conventions. One named lead holds the work to ISO 19650 across the programme, so project information follows the same documentation discipline as the drawings and the set stays consistent between packages.

Yes. We run laser scan to registered point cloud to a coordinated record model with deviation checking, for the renewal work across ageing building stock. Every discipline coordinates against that verified base, so the record reflects the building as it stands rather than as it was originally drawn.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles, with line weights and annotations held to your standard. We coordinate models to the tolerances Japanese fabrication expects, checked and approved against the BEP, resolved before they reach the site office and pass into fabrication.

Cost follows scope, disciplines, the LOD you set and programme length, so we scope each engagement to the work rather than a flat day rate. A tight-tolerance fabrication package carries far more than a standard one. A zero-cost pilot on one package is the risk-free way to see the output and QA first.
