Federated BIM model, mixed-use development

Systematized BIM services in Prague.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Prague's senior modellers are spread across the same short list of practices. We bring our own.

Office refurbishments inside protected fabric and new commercial quarters at the city's edge both need senior production staff the local market cannot supply at once. JES fills the gap with a working team, not a vacancy: production from our floor, coordination on European hours, Author-Checker-Approver review on everything.

Eight capabilities, already staffed

Everything from scan to handover data, delivered by one supplier instead of a hiring market that cannot supply it.

  • 3D BIM modelling

Cross-discipline Revit production to one standard, with federation and clash detection as routine steps.

  • Revit family creation

Families built to your office library, including the non-standard profiles historic buildings require.

  • 4D, 5D and 6D simulation

4D sequencing where site logistics are constrained, 5D cost linkage throughout, 6D data when performance targets call for it.

  • Shop drawings & detailing

Fabrication-ready shop drawings coordinated against both the design model and the surveyed structure.

  • Scan to BIM

Scan to BIM for older stock: point clouds processed into models accurate enough to design against.

  • CAD to BIM conversion

Historic 2D documentation rebuilt as structured models, giving heritage assets a reliable geometric record.

  • BIM for facility management

CAFM-ready asset data compiled during delivery, structured around how the building will be operated.

  • Quantity take-off & BOQ

Model-derived quantities under your measurement rules, keeping the cost plan aligned with the current design.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Run without the gate and the failures escalate to your most senior people: reissued packages, on-site clashes, audit findings and incomplete handovers all land on the same overstretched team. JES contains them procedurally, with named review on every file and the trail in ERP.

Proven on landmark work

A national museum, metro systems and resort destinations in the Gulf, taken through ISO 19650 delivery. The same review chain now serves Central Europe.

What changes when delivery runs to a system

  • Construction-ready output

Packages issued to programme from a clash-resolved federated model, protecting site weeks heritage constraints have already made scarce.

  • Your team stops chasing deliverables

The ERP dashboard replaces status meetings: every deliverable, its reviewer and its history, visible without asking.

  • Runs to standard

ISO 19650 established at kickoff, with information requirements agreed and the CDE configured before modelling starts.

Common questions about BIM in Prague

Both. We produce the models and drawings across disciplines and we govern the standards: your EIR turned into an enforced working standard, the CDE administered, exchanges verified. One accountable team does both. You are not managing a consultancy that advises and a separate shop that draws, which matters when the same senior people are already stretched.

Yes. You get a dedicated outsourced BIM team under one named lead, producing from our floor, so protected-fabric refurbishments no longer wait on a stretched local market that cannot supply senior staff to two project types at once. Capacity scales against the programme, not a permanent hire. Coordination runs on European hours with review on every file.

Yes. Our consultants embed in your delivery, set the BEP and LOD schedule and hold the work to ISO 19650, coordinated on European hours. One named lead stays accountable across the programme, and every file clears Author-Checker-Approver review before issue, so your architects hold the design line while the standard holds behind them in the ERP.

Yes. We run laser scan to registered point cloud to a coordinated record model accurate enough to design against, for older stock whose starting condition was never properly drawn. Architectural, structural and MEP coordinate against that base. On heritage refurbishment it covers retained fabric alongside the new systems in one dataset.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles on one model, authored, checked and approved against the BEP before issue. On sites inside protected fabric the existing structure leaves no tolerance for on-site rework, so conflicts are resolved in the coordinated model before any package reaches your site office.

Cost follows scope, the disciplines involved, the LOD you need and the programme length, so we scope each engagement to the actual work rather than a flat rate. A protected-fabric refurbishment carries more than a new commercial quarter. The zero-cost pilot on one package lets you test the gate and the output first.
