Federated BIM model, mixed-use development

Systematized BIM services in South Korea.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Korean buyers set a high technical bar. JES documents to meet it.

A market pursuing smart construction needs production depth it can verify, not just models it can view. Every JES file carries a named Author, Checker and Approver, traceable in our ERP. Walk through the QA records with us before you send the first package.

Eight capabilities, one verifiable system

The full BIM scope from one floor, run with the process discipline a smart-construction market expects of its suppliers.

  • 3D BIM modelling

Revit production across architecture, structure and MEP, with parameter-level consistency maintained across every package.

  • Revit family creation

Custom Revit families to your specification and naming convention, built so downstream data extraction works first time.

  • 4D, 5D and 6D simulation

4D sequencing, 5D cost loading and 6D performance data, structured for integration rather than presentation.

  • Shop drawings & detailing

Fabrication-grade shop drawings coordinated against the federated model, issued with their checking record attached.

  • Scan to BIM

Point clouds processed into precise existing-condition models, with deviation reporting where the project needs it.

  • CAD to BIM conversion

Legacy 2D archives rebuilt as coordinated, data-rich models rather than 3D tracings.

  • BIM for facility management

Handover data structured to COBie, validated so the owner's systems ingest it cleanly.

  • Quantity take-off & BOQ

Model-based quantity take-off aligned to your cost codes, exportable and auditable at any point in the programme.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Strip that gate out and models drift from standards mid-project, data structures break downstream systems, and handover information fails validation. Technically demanding buyers find these failures fast. JES finds them first, at the Author-Checker-Approver gate.

Delivered with full traceability

Giga-projects in Saudi Arabia, metro MEP packages and resort towers in the UAE, all delivered to ISO 19650 with full QA records.

Common questions about BIM in South Korea

Both. We produce the models and coordination, and we govern the BEP, CDE and the Author-Checker-Approver gate on one programme, with every gate recorded in our ERP. A single delivery lead owns both, so you are not appointing a consultancy to advise and a shop to draw. One standard holds across every package.

Yes. A named lead runs your work as an outsourced BIM team backed by 260+ engineers, with QA records you can walk through before you send the first package. Every gate is traceable in our ERP, and capacity scales with the programme, so a market that verifies depth gets a floor it can audit, not just view.

Yes. Our BIM consultants embed in your delivery, author the BEP and give every file a named Author, Checker and Approver, traceable in our ERP. One named lead holds the work to ISO 19650 across the programme, structured to plug into your existing digital workflows so models never drift from standards mid-project.

Yes. We run laser scan to registered point cloud to a coordinated record model with deviation analysis, so what was installed is documented, not assumed. Every discipline coordinates against that verified base, and the deviation reporting feeds the data-driven planning Korean programmes increasingly expect from a record model.

Architectural, structural and MEP, authored in Revit and federated in Navisworks with regular clash cycles. We coordinate fabrication-level detail and 4D logic for contractors who treat the model as a working tool, checked and approved against the BEP. Machine-readable quantities and data structures hold consistent so downstream systems never break.

Cost follows scope, disciplines, the LOD you set and programme length, so we scope each engagement to the work rather than a flat day rate. A 4D-sequenced package carries far more than a single discipline. A zero-cost pilot on one package is the risk-free way to see the output and QA first.
