Federated BIM model, mixed-use development

Systematized BIM services in Finland.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

You adopted model-based delivery early. What you need now is capacity.

Your teams know exactly what a good model looks like, which makes hours the honest constraint. Production depth on demand, checked to the standard you already enforce, without drawing further on a small labour market.

Eight capabilities, behind your standards

The complete BIM scope from one team, delivered into workflows that were model-based long before it was a selling point.

  • 3D BIM modelling

Multidiscipline Revit and Civil 3D production, federated and clash-managed, with the data layer treated as a first-class deliverable.

  • Revit family creation

Component libraries built to your parameter conventions, so content behaves correctly in analysis and checking, not just in views.

  • 4D, 5D and 6D simulation

4D and 5D simulation from the coordinated model, with 6D structured data where your operations side specifies it.

  • Shop drawings & detailing

Shop drawings derived from the coordinated model and issued at installation tolerance with checking history attached.

  • Scan to BIM

Point clouds converted to as-built models with stated accuracy, supporting renovation and energy-upgrade work.

  • CAD to BIM conversion

Remaining 2D archives rebuilt as data-rich models that meet the same validation as new production.

  • BIM for facility management

Handover data structured and validated for digital operations, in the formats your FM environment ingests.

  • Quantity take-off & BOQ

Quantities from the model with element-level traceability, dependable enough to anchor your cost planning.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

The risk with offshore production is specific: suppliers fluent in BIM vocabulary whose files your checkers reject. Every JES deliverable is validated before issue and signed three times; run the zero-cost pilot and test that against your own gates.

A portfolio you can inspect

Metro, aviation and resort programmes coordinated to ISO 19650 in the Gulf. The projects sit elsewhere; the deliverable quality is checkable from Helsinki.

Common questions about BIM in Finland

Both. We produce the discipline models, drawings and coordination, and we govern the standards behind them: the BEP, the CDE and the gate every file clears. Your teams already know what a good model looks like, so what you gain is one accountable team running production to that standard, not a consultancy advising beside a separate drawing shop.

Yes. You get a dedicated outsourced BIM team under one named lead, adding production depth on demand without drawing further on a small labour market. Capacity scales up when the pipeline peaks and back down after, so hours stop being the honest constraint. Every deliverable is checked to the standard you already enforce before you see it.

Yes. Our consultants embed in your delivery, run the BEP and LOD schedule and hold the work to ISO 19650, mapping onto practice your market established years ago. One named lead stays accountable across the programme. We run the mechanics; your standards govern and your checking tools remain the measure the work answers to.

Yes. We convert laser scan to registered point cloud to a coordinated record model with stated accuracy, so architectural, structural and MEP coordinate against a verified base. In a market of ageing stock that model is accurate enough to plan energy renovations on, which is where most of the retrofit demand now sits.

Architectural, structural and MEP, authored in Revit and federated in Navisworks with regular clash cycles on one model. Every file is authored, checked and approved against the BEP before issue. Because your market has always read the data as seriously as the geometry, we treat data quality with the same rigour and fit your model-based workflows.

Cost follows scope, the disciplines involved, the LOD you need and the programme length, so we scope each engagement to the actual work rather than a flat rate. An energy-upgrade retrofit carries more than a standard build. The zero-cost pilot on one package lets your checkers test the output against your own gates first.
