Federated BIM model, mixed-use development

Systematized BIM services in Spain.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Spanish practices are winning international work faster than they can staff it. We supply the production.

Infrastructure frameworks, hospitality schemes and cross-border commissions arrive together, and senior modellers take months to recruit. JES mobilises a working BIM team in weeks. Production runs from our 260+ engineer floor, coordination runs on your hours, and every file passes Author-Checker-Approver review before you see it.

Every BIM capability, one supplier

Eight capabilities from a single supplier, so your project never stalls waiting for a second subcontractor to mobilise.

  • 3D BIM modelling

Multidiscipline Revit and Civil 3D production to LOD 350 and beyond, run to one modelling standard across architecture, structure and MEP.

  • Revit family creation

Parametric Revit families authored to your naming and LOD specification, from facade components to mechanical plant.

  • 4D, 5D and 6D simulation

4D programme simulation and 5D cost linkage on the federated model, with 6D performance data where the brief demands it.

  • Shop drawings & detailing

Trade shop drawings coordinated against every other discipline before issue, dimensioned for fabrication.

  • Scan to BIM

Survey point clouds converted into accurate existing-condition models for refurbishment and extension work.

  • CAD to BIM conversion

Archive 2D drawing sets rebuilt as structured 3D models, giving long-running assets a single current record.

  • BIM for facility management

Asset registers and COBie data structured during the project, not reverse-engineered after practical completion.

  • Quantity take-off & BOQ

Quantity take-off mapped to your measurement rules, so the BOQ stays aligned with the model as the design moves.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Skip that discipline and the pattern is familiar: late packages, drawings that contradict each other on site, audit findings against the BEP and a handover file nobody can use. JES closes each gap with a named author, a named checker and a named approver on every file, visible in the ERP at any hour.

Proven on faster programmes

Metro systems, airports and resort masterplans in the Gulf, delivered to ISO 19650 on deadlines tighter than most European frameworks. A sample below.

What changes when delivery runs to a system

  • Construction-ready output

Coordinated packages issued against the programme from a clash-checked federated model. Site queries fall because the answers were resolved at modelling stage.

  • Your team stops chasing deliverables

Status lives on an ERP dashboard your team can open, not in a weekly email. Every file shows its author, checker and approver.

  • Runs to standard

ISO 19650 wired into project setup: EIR review, BEP authorship and CDE structure from the first week.

Common questions about BIM in Spain

Both. We produce the architectural, structural and MEP models and drawings, and we govern the standards: the CDE, the naming, the exchange management run to your EIR. One accountable team does both, so adding scope never means adding a vendor. You are not managing a consultancy that advises beside a separate shop that draws.

Yes. You get a dedicated outsourced BIM team under one named lead, producing from our 260+ engineer floor and coordinating on your hours. When infrastructure frameworks and hospitality schemes peak together, capacity scales in weeks rather than waiting on recruitment. Every file passes Author-Checker-Approver review before you see it, visible in the ERP.

Yes. Our consultants embed in your delivery, set the BEP and LOD schedule and hold the work to ISO 19650 across every supplier on the project. One named lead stays accountable throughout. Your architects and engineers keep authorship of the design while we take the modelling load and pass every deliverable through the gate.

Yes. We process survey point clouds into a coordinated record model, with deviations flagged during the works rather than after them. Architectural, structural and MEP coordinate against that verified base. For the refurbishment and extension work behind much of Spain's pipeline, it gives your team an accurate existing condition to design against.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles on one model, authored, checked and approved against the BEP before issue. Trade packages run from tender through handover, and clashes are resolved in the federated model before they reach a Spanish site rather than during construction.

Cost follows scope, the disciplines involved, the LOD you need and the programme length, so we scope each engagement to the actual work rather than a day rate. A resort masterplan carries more than a single hospitality scheme. The zero-cost pilot on one package lets you see the output and the QA before committing.
