Federated BIM model, mixed-use development

Systematized BIM services in Paris.

Production, coordination and governance to ISO 19650, delivered as a full BIM team for consultants, contractors and developers. No internal hire, no management overhead.

Paris work means existing structure, tight sites and drawings that predate the project. We model from the scan.

With Grand Paris-era infrastructure absorbing much of the region's BIM capacity, practices on urban plots and historic conversions compete for the staff who remain. JES delivers the team instead: production on our floor, coordination on your hours, your conventions throughout. Survey data in, coordinated record models out.

The full scope, scan to handover

From laser scan to FM dataset, one supplier carries the whole scope, so your project never queues behind a missing specialism.

  • 3D BIM modelling

Multidiscipline Revit production under one modelling standard, in new structure and historic fabric alike.

  • Revit family creation

Custom Revit families for the retrofit conditions standard libraries never cover, built to your naming and LOD rules.

  • 4D, 5D and 6D simulation

4D logistics rehearsal for tight urban sequencing, 5D cost linkage and 6D performance overlays where targets demand them.

  • Shop drawings & detailing

Shop drawings coordinated against scanned existing structure as well as the design model, issued at fabrication tolerance.

  • Scan to BIM

Scan to BIM as a core service: point clouds processed into accurate, queryable models of existing buildings.

  • CAD to BIM conversion

Archive plans and 2D records reconstructed as working 3D models, often the first reliable geometry a building has had.

  • BIM for facility management

Operational data assembled through delivery and handed over CAFM-ready, covering retained fabric as well as new plant.

  • Quantity take-off & BOQ

Model-based take-off across demolition, retention and new work, giving cost plans a measured foundation.

Three sets of eyes before it leaves.

Every JES deliverable moves through a fixed Author-Checker-Approver gate, tracked in the CDE. The same standard whether it's engineer 3 or engineer 250.

Author
Model and documentation produced to the MIDP task card. Self-review against the project QA checklist before submission.
Status: WIP
Checker
Independent review against the BEP and federated model. Defects logged, deviation report returned to Author.
Output: Deviation report
Approver
Signed off against EIR and LOIN. Promoted from WIP to Shared or Published in the CDE.
Status: Published

Without those controls, retrofit projects fail in known ways: inaccurate surveys, trades clashing inside historic structure, BEP non-conformities at audit and record models that never reflect the works. JES answers with procedure: every file authored, checked and approved by name, tracked in ERP from survey to closeout.

Coordinated from survey to handover

Museum structures, metro packages and resort programmes in the Gulf, delivered under ISO 19650 where the tolerance for error was minimal. A cross-section below.

Common questions about BIM in Paris

Both. We produce the models and drawings and we govern the standards: CDE governance, exchange management and convention compliance run continuously. One accountable team does both, so the standard holds beyond any single project meeting. You are not managing a consultancy that advises and a separate shop that draws to your conventions on a contested urban plot.

Yes. You get a dedicated outsourced BIM team under one named lead, producing on our floor and coordinating on your hours, so historic conversions no longer compete for the staff Grand Paris leaves behind. Capacity scales against the programme, not a permanent hire. Survey data goes in, coordinated record models come out, your conventions kept throughout.

Yes. Our consultants embed in your delivery, set the BEP and LOD schedule and hold the work to ISO 19650, producing on our floor and coordinating on your hours. One named lead stays accountable across the programme, keeping your conventions throughout so the standard holds beyond any single project meeting on a constrained Paris plot.

Yes. We run laser scan to registered point cloud to a coordinated record model, so retrofit design starts from measured geometry rather than assumptions drawn from archive. Architectural, structural and MEP coordinate against that base. On historic conversions the model captures existing fabric and the new intervention in one dataset, deviation flagged during the works.

Architectural, structural and MEP. We author them in Revit and federate them in Navisworks with regular clash cycles on one model, authored, checked and approved against the BEP before issue. On sites squeezed between party walls and live streets, trade conflicts are resolved in the model first, because on a Paris plot there is no room to resolve them otherwise.

Cost follows scope, the disciplines involved, the LOD you need and the programme length, so we scope each engagement to the actual work rather than a flat rate. A historic conversion carries more than an urban infill plot, including the demolition and retention scopes. The zero-cost pilot on one package lets you test the output first.
